PRICING: $1.5M for sale can not be justified with the amount of square footage, finishes and sales in the neighborhood.  We would pay for an Appraiser who can give you an independent, 3rd party valuation of your property - this would demonstrate to you what the banks would loan on the property.  

What is selling for 1.5 - $2M in your neighborhood areas.
